Clopay weather seal replacement in Atlanta typically runs $85 to $180 installed, depending on your door’s width and whether the bottom retainer is still in good shape. We stock Clopay-compatible T-style and bead-style seals on our trucks, so most jobs are done in a single visit. You’ll usually discover the seal has failed because daylight is bleeding under the door, water is pooling at the garage floor after rain, or you’re finding leaves and dirt blown in along the bottom edge.
The bottom weather seal, or astragal, is the rubber strip that runs along the bottom of the door and crushes against the concrete when the door closes. It’s the first line of defense against Atlanta’s humidity, heavy spring rain, and the pine straw and red clay that find their way into every garage in Decatur, Buckhead, and East Atlanta. When it flattens, cracks, or tears away from the retainer, the garage starts taking on water and the door sits slightly uneven on the floor.
Which Clopay Models This Applies To
Clopay uses two main bottom-seal profiles across its residential line. The older and most common is the T-style seal, where a T-shaped channel slides into a single aluminum or steel retainer screwed to the door bottom. The other is the bead-style seal, used on many Intco and premium series doors, where a round bead slips into a track with a narrower opening. If you don’t know which one you have, look at the bottom of the door from inside the garage. A single metal channel running the full width usually means T-style. A narrower track with no visible metal lip usually means bead-style.
The gotcha with Clopay doors is the retainer itself. On many Clopay models, especially doors installed before 2010, the retainer corrodes at the screw points in Atlanta’s humid summers. The rubber seal may still be fine, but the retainer is bowed or rusted, which means a new seal won’t seat properly. We replace the retainer in the same visit when that happens. Most modern Clopay doors use a standard 3-inch-wide seal for residential doors up to 16 feet wide, but wider doors on some two-car and three-car garages in Buckhead need a 4-inch seal to close the gap cleanly.
OEM Clopay seals are good quality, but in our experience the aftermarket rubber from a supplier like Action Industries or ProSeal lasts just as long in Georgia’s heat, usually 4 to 6 years. The real decision is whether you’re also fighting the retainer. If so, we prefer a heavier aluminum retainer over the original steel, which is why we stock both options on the truck.

Signs Your Clopay Weather Seal Replacement Is Failing
- Daylight visible under a closed door. This means the seal is no longer compressing against the concrete. It’s either flattened from years of car traffic or pulled loose from the retainer on one side.
- Water on the garage floor after rain. Atlanta downpours hit fast and hard. If the seal has a gap at the corners, that’s where the water comes through, and hydraulic pressure pushes it in from the driveway.
- Leaves, pine straw, or dirt accumulating along the inside bottom edge. The seal is the only thing keeping wind-blown debris out. If you sweep up more in the garage than on the front step, the seal has a gap.
- The seal looks flattened, split, or chewed at the ends. Rubber degrades, rodents sometimes gnaw at corners, and UV exposure from the Atlanta sun does real damage over a few years.
- Rust staining or corrosion on the bottom retainer. This is more common on older Clopay doors. Once the retainer starts rusting, the seal won’t seat properly even if you replace it.

AfterReplacement Cost & What’s Included
For Atlanta homeowners, a Clopay weather seal replacement installed runs $85 to $180. The lower end covers a simple T-style seal swap on a single door with an intact retainer. The higher end covers a bead-style seal or a job that also requires a new aluminum retainer, which we recommend if the old steel one is corroded. Here’s how the price breaks down:
- Bottom seal material: $25 to $60 depending on length and profile
- Retainer replacement (if needed): $40 to $80
- Labor: $45 to $75, typically 45 to 75 minutes on site
Every quote is written down and handed to you before we start turning bolts. The price you sign is the price you pay, whether the job takes 45 minutes or an hour and a half. The work carries our 365-Day Done Right Promise: if the seal fails within a year of install, we come back and fix it at no charge. No receipts, no argument.
DIY or Call Us?
If you just want to diagnose the problem, here’s what’s safe to check yourself. Look along the bottom edge from inside the garage with the door closed. Run your hand along the seal, not the retainer screws, checking for flat spots or tears. Slide a piece of paper under the door at several points; if it slips through without resistance in one spot but not another, the seal is unevenly worn.
What we don’t recommend is pulling a T-style seal out of its retainer without knowing the profile and the width. The channels look forgiving, but the seal’s T-leg is designed to slide, not yank, and a torn retainer lip becomes a $70 repair on top of a $30 part. If the retainer is corroded, that’s a metal replacement job, not a rubber swap. For most Atlanta homeowners, this is a service call we can finish faster than it takes to fight a clamp and a bottle of soapy water in the driveway. If you’re in Kirkwood, Grant Park, or over toward Sandy Springs, call (229) 408-2364 and we’ll have a technician out with the right profile on the truck.
FAQs
A Clopay bottom weather seal lasts 4 to 6 years in the Atlanta climate, though doors with full western sun exposure in neighborhoods without tree cover, like parts of Midtown, may see cracking closer to the 4-year mark. Heat, humidity, and repeated compression are what kill the rubber, and the UV exposure accelerates surface cracking. If your seal is flattened enough to see daylight, it’s time.
You can sometimes buy a little more time by repositioning a seal that has simply shifted in the retainer, but if the rubber is cracked, flattened, or torn at the ends, it needs replacement. Repairs like caulking or gluing a weather seal back together don’t hold under a closing garage door, which compresses the bottom edge with every cycle. Call (229) 408-2364 if you’re not sure which situation you have.
Most Clopay weather seal replacements take 45 to 75 minutes on site. If the retainer needs replacing as well, add another 30 minutes. We carry the parts on the truck, so we don’t need to come out once to measure and a second time to install.
Yes. Our trucks carry T-style and bead-style weather seal in several lengths, plus replacement retainers, so we can match the part to your Clopay door in one visit. We also stock parts for LiftMaster, Chamberlain, Genie, and other major brands, but this page is about Clopay because that’s the door you have. Call (229) 408-2364 for a free estimate, and we’ll tell you exactly what profile your door takes before we schedule the visit.
