Genie Weather Seal Replacement: The Atlanta Owner’s Guide

We stock and install Genie-compatible weather seal replacement for Atlanta homes, with most jobs running $90 – $180 installed depending on your door width and seal type. The work typically takes under an hour, and we carry the most common Genie seal profiles on our trucks so we can usually handle it same-day. Most Atlanta homeowners discover this part has failed the same way: a strip of gray rubber dangling from the bottom of the door, daylight sneaking in under the seal, or a garage that suddenly feels like an oven in July. The weather seal, also called the bottom astragal or bottom retainer seal, is the rubber strip running along the bottom edge of your garage door. It’s the first line of defense against Atlanta’s humidity, rain, and the assortment of leaves, dirt, and critters that want into your garage.

A failed seal doesn’t just look bad. It lets moisture wick into the bottom panel, invites pests, and makes your garage noticeably hotter or colder depending on the season. The good news is this is one of the most straightforward repairs we do, and getting the right Genie-matched seal makes all the difference in how well it holds up.

Which Genie Models This Applies To

Genie has used two main weather seal configurations across their residential door lines. Most Genie-manufactured doors from the last 15 to 20 years, including the Intellicode and TriloG series, use a T-style or bulb-style seal that slides into a bottom retainer channel. Older Genie doors occasionally use a flat U-style seal that clamps onto the bottom panel edge with a retainer strip. The difference matters because installing a T-seal into a U-channel (or the reverse) means the seal either won’t stay seated or won’t compress evenly against the concrete.

The quickest way to identify what you need: pull a small section of the existing seal out of the retainer and measure the width of the T-channel opening. Most Genie residential doors take a 1/4-inch or 5/16-inch T-channel. You can also check the manufacturer’s label on the inside of the door panel, typically near the top or bottom corner, which lists the door model and often the seal profile. If the label is faded or missing, bring us a one-inch sample of the old seal and we’ll match it.

A note on OEM versus aftermarket here. Genie-branded seals are fine, but the aftermarket equivalents we stock from Clopay and Amarr lines are usually the same EPDM rubber compound at roughly $10 to $20 less per door. EPDM is the key material spec: it resists UV breakdown and stays flexible in cold weather, which matters because Atlanta winters can swing from 20 degrees one morning to 60 the next afternoon. A cheaper vinyl seal gets stiff and cracked after a couple of seasons. We stock both OEM and quality aftermarket options and will tell you honestly which one makes sense for your door.

Signs Your Genie Weather Seal Replacement Is Failing

  • Visible cracking or flattening along the bottom edge. EPDM rubber breaks down under constant sun exposure and compression. Once cracks appear, water follows. This is the most common failure we see in Atlanta, especially on west-facing garage doors that bake in afternoon sun.
  • Daylight visible under the closed door. Even a quarter-inch gap is enough to let in water, dust, and insects. In Atlanta’s summer, it also means your garage traps heat overnight and works your AC harder if the garage shares a wall with the house.
  • Water pooling inside the garage after rain. This usually means the seal has torn or pulled away from the retainer channel in one section. Atlanta’s afternoon thunderstorms will find that gap every single time.
  • Leaves, dirt, or millipedes getting in. Millipedes are a persistent Atlanta garage nuisance, and they squeeze through the smallest bottom gap. If you’re sweeping up more of them than usual, check your seal.
  • The seal pulls out of the retainer channel when the door opens. This happens when the retainer has bent or the seal has stretched over time. It’s a sign the seal and possibly the retainer need replacing together.

Replacement Cost & What’s Included

For Genie weather seal replacement in Atlanta, expect $90 – $180 installed for most single and double doors. The range comes down to three things: door width (an 8-foot door needs less material than a 16-foot), seal profile (standard T-style is on the low end; wide-channel or dual-durometer seals cost a bit more), and whether the bottom retainer channel itself has rusted or bent and needs replacement. A damaged retainer adds roughly $20 – $40 in parts.

That price includes the seal, removal of the old material, cleaning the retainer channel, installation, and a function check to confirm the door closes evenly against the seal. We hand you a written price before any work starts, and we don’t start until you’re happy with the number. The work is covered by our 365-Day Done Right Promise: if the seal fails within 365 days of installation, we come back and make it right at no charge. No fine print, no pro-rated anything.

DIY or Call Us?

If you just want to check the condition of your seal, you can absolutely do that. Run your hand along the bottom edge when the door is closed, look for cracks, and note where daylight comes through. But replacing the seal isn’t always the quick slide-out, slide-in job YouTube makes it look like. The old seal is often fused into the retainer channel from years of Georgia heat and dirt. The retainer may be bent or rusted. And if the door’s travel limits need adjustment afterward so it doesn’t crush the new seal, that involves the opener’s limit switches, which is where we’d rather see a trained hand.

You should know exactly what we’re fixing, what it costs, and who’s pulling into your driveway before we ever get there. Call (229) 408-2364 and Aaron Teague will tell you straight: sometimes a seal swap is a 45-minute job. Sometimes the retainer’s shot and there’s a better long-term fix. Either way, the price is in writing first.
